What Questions Should You Ask a Potential Serviced Office Space Provider?
When you’re looking for the right serviced office space, it’s a good idea to do some research into how these offices work, the types of leases offered, and more. Find the right office space can make all the difference between the success or even failure of your business.
To help you with the research, we’ve put together some of the essential questions you should ask before signing a lease.
1). Do You Provide a Flexible Lease?
Many serviced office spaces offer a flexible lease. What does this mean? The lease may be short- or long-term; for instance, a short-term lease generally lasts from 3-6 months, while a long-term lease may go 12 months or longer.
Looking for a flexible lease gives your business more flexibility, which is a great benefit. The benefits are many, but if you choose a short-term lease (at least to start out), then if the office space isn’t a good fit, you’ll be free to move elsewhere. You won’t have to worry about ending a lease early, which can carry stiff fees.
2). What’s Included with the Lease?
You’ll find that each serviced office space provider’s lease includes different services, and at different prices. Serviced office providers tend to include these services & amenities in the lease:
- Utilities, maintenance, & cleaning services
- Access to a stocked kitchen
- Reception & administrative staff
- 24/7 access

3). What are the Policies for Moving in and Moving Out?
This is another important area to consider before you sign the lease. First, you’ll need to ask about how long it takes before you’re able to move into the new office. Watch out for an extended time period (such as several weeks), as this may mean your business could be faced with major disruptions to business operations on all levels.
Next, you’ll need to ask about the moving out procedures. Be sure to ask what’s involved and if you’ll be responsible for repairs and cleaning up. Repairs and cleaning are usually expensive, so be sure to consider if the business will be able to cover these or not.
4). Does the Rent Increase Annually?
As you conduct the research into renting a serviced office, you’ll find that some leases include rent increases over time. Some leases increase the rent for specific amounts at specific times. On the other hand, a lease may say they will increase the rent, but not say by how much or how often.
Knowing this information will keep your company from facing higher rent at a most inconvenient time in the future.
